Also you will now be acting as a local planning agency for this matter. So item P six, um P D D nineteen zero one five zero.
Is a county an issued large scale comprehensive plan amendment in the name of C Pel eighteen seventeen Vincent Academy?
Uh the project proposes to change the future land use from IL industrial light future land use to PSP public semi-public future land use on approximately 58.2 acres.
The subject property is located northwest of Pasco County. and it's just north of Denton Avenue and northwest of Mattis Road. Uh you can't see it so much there, but the um Mike Fassano regional uh hurricane shelter is just east of that property. Right here. Which is also county initiated.
Some of the surrounding zoning districts include AC, Agricultural Districts, and I-1, Light Industrial Park Districts. Some of the future land uses surrounding are PSP, public semi-public, to the north and east of the of the J of the subject property, and to the south and west of the property is IL.
As I've mentioned, the existing land use is IL and it's proposed to go to PSP public semi-public land use. The property is currently vacant and is also Pasco County-owned.
Um and this Depicts just the future land uses surrounding the subject property. As you can see, there's a lot of PSP surrounding the land use, and all of those are county-owned. The only one that's not county-owned is the one that we're trying to switch, that is currently IL, that we're trying to switch over to PSP in order for it to conform to the rest of the land uses.
And this is just a picture um depicting what it would look like with PSP with uh conforming to the rest of the land uses.
Um the first portion just talks about and I'm sorry this there's a a typo it should say PSP um public semi-public but the description on the bottom is correct. Um it's just going over what permitted uses are within PSP. And as I've mentioned, the change is really to bring it up to conformity to the rest of the surrounding land uses. In addition to that, however, Pasco County is working with Vincent Academy to create an educational facility and
wants to conduct business in one of the parcels there. So this doesn't have the updated parcels, but there's actually two parcels. And it's part of what will be part of the consent agenda as well. But it'll be just n southwest of within that parcel, if I could just click. Hold on one second. So it'll be just southwest and within that parcel it'll be ten acres and they plan to rezone that property. That petition number seven three five three Vincent

Um no transportation needs assessment was needed because the increase um the land use land use change did not increase the um fifty peak hour trips. So it wasn't needed. Um with that Let me read the correct one. It says um recommendation recommends the LPA finds this amendment consistent with the comprehensive plan and to recommend the approval to the Board of County Commissioners.

doing? It is I don't believe it is it's named a as a charter school. It's a just an educational facility, education and work program that helps um from my understanding um individuals get back into the workforce. I don't think it was considered as a as a charter school, right? No.
It was going to operate. No. Mm Mr. Chairman M Uh the the Vincent Academy um is a in my understanding is that it is a nonprofit Uh it is not a public school and is not a charter school. Okay, thank you.
Okay. And then are you gonna convey the property to Vincent Academy?

functional What's the Planning Commission today is a land use change. The subject property is currently county-owned, and the adjacent properties to the north and east are also county-owned within the public semi-public land use. And so this land use change would be bringing this particular property into conformity with the neighboring properties. And Were we to do this, and should the Vincent Academy proceed, it would still be consistent with the PSP future land use.
