It's an increase in the maximum building coverage from 40% to 70%, and a reduction in the side yard setback from 10 feet to 7.5 feet for buildings 1 through 3 and 5 through 13. A reduction in the rear rear yard setback from 15 feet to 11.9. feet for building four and reduction in the rear yard setback from fifteen feet
to thirteen point nine feet for building one in an MF1 multi multi multiple family medium density district in southwest Pasco County, west of the intersection of Gull Trace Boulevard and Harbor Palm Drive, containing approximately thirty three point six acres. And it comes with a recommendation of approval with conditions.

Yes, correct. They're they're fee simple lots. So when you take the townhome itself, the unit and how much it covers on the actual lot of the townhome unit. That's the that's the difference. It's it's a seventy percent lock coverage. Overall, particularly in the first one. Um The overall lot coverage still meets the zoning district requirement. It's just when you zoom in to the specific town home unit. It increases.
So if these weren't platted lots, it wouldn't be an issue.
I it just seems like I when I read through this I it just it looks like it's raises a question like what was the intent for M F one to have thirty percent lock coverage when every single project I would think would exceed that.
Yeah, and uh my understanding is that there is a uh update to land development code pending that will help fix this issue.

And this comes with a recommendation of approval.

It's a small scale county comprehensive comprehensive plan amendment, C Pass twenty-02, River Run. It's a small scale coming supplement to the future land use maps two-fifteen and sheet twenty-three from AT major attractors to res three residential three dwelling units per gross acre on approximately five point oh five acres of real property located to
the east of Gall Boulevard and State Road 56. This comes with a recommendation of approval. This is related to a residential development. Uh they're basically cleaning up the site future land use to put a residential pond on that particular property.
