All right. Thank you very much. Um I'd like to again like to welcome everybody today. Mm-hmm. Uh we are the Plan Commission. We're appointed by the Board of County Commissioners. We meet twice monthly. We serve as a local planning agency and we hold public hearing to transmit to the Board of County Commissioners recommendations. Comprehensive plan amendments, Plan Development Code Amendments. Um rezoning and conditional use requests. Planning commission is
the final decision making body. For special exceptions, certain appeals. variance request and certain alternative standard requests.
However, final decisions may be ab may be appealed to the Board of County Commissioners.

If anyone has an opposition to any comprehensive plan amendment. any development code amendment, rezoning, conditional use, or any item. Where the Planning Commission transmits a recommendation to the Board of County Commissioners, it's important for you to attend the appropriate Board of County Commissioners. For those of you not familiar with the format of our meetings. We have three uh segments. Well we uh we may have continuances requested. Consent items
Or it w they'll be on the irregular item agenda. It's been our custom to approve uh uh continuance requests unless there's extenuating circumstances And uh consent items will go through one at a time. As we go through the consent items, if there's anything on consent that you'd like to have heard. Uh please feel free to raise your hand and we'll pull it off consent and have it uh discussed when we discussed the regular items. Yeah, those are the items that will be fully vetted today. Questions
and answers. A applicants will have uh Five minutes to um to make their presentation and concerned citizens will have three minutes. H two Uh come up and state their concerns. And then following the presentation the applicant will have an opportunity to Come up and answer any of those questions that were raised.
