A PC seven, uh the companion to PC four is PDE twenty six seven eight seven seven, a zoning amendment in the name of Excuse me, a zoning amendment in the name of zoning amendment substantial modification, Palmetto Ridge MPUD, Palmetto Ridge Cattle Company LLC, EPG, Palmetto Ridge Holding LLC. It's a rezoning request from an MPUD Master Plan Unit Development District to an MPUD master plan. Master Plan Unit Development District to

allow for the development of 2,800 residential dwelling units and 100,000 square feet of commercial uses and associated infrastructure on approximately 3,536 acres located in north-central Pasco County on the north side of State Road 52, approximately 0.5 miles east of the intersection of State Road 52 and Aaron Cutoff. And this is coming with a recommendation of approval to the Board of County Commissioners of the proposed substantial modification to the MPD with conditions.

here to object? Mr. Chair, I would like to make a comment on this. I don't know if you want to pull it or if you just want me to make my comment. Uh I don't need a staff presentation. Okay. Go ahead and make your comment. So the school district collaborated with the county and the developer on this project and these conditions. They do differ from similar approved MPDs, and we look forward continuing these discussions with the developer regarding the potential acquisition of the school site. Um we believe that the school district Having

schools located within residential developments enable students to walk to school. It reduces traffic congestion and eases the school district's transportation needs. We hope the developer recognizes the value of having a traditional school and what it brings to a community and the varying factors that the school district has to face with that. And we look forward to continuing these conversations when we're working with the developer.

It's PDE 250193, a development agreement in the name of Highland Homes, Clayton Properties Group Incorporated, to design, permit, and construct a portion of Hidden Creek Boulevard in exchange for transportation development fee credits in the village of Pasadena Hills. And this is coming with a recommendation for approval. To find the proposed development agreement consistent with the comprehensive plan and recommend approval to the Board of County Commissioners. And that's the last item on consent.
