And uh did a did a great job at staff. Now you're with the school board. Board, doing a great job, I understand, over there. So for those of you who are in the audience today, uh Liam Devine, he works with the
school board uh in uh Land Lakes. I guess you're officers there, right? Um New Port Richey. New Port Richey. Okay, so uh he's been a great member. He's been a staff member here on the on the in the zoning uh planning and zoning and uh uh They snatched him away for the school board and now we got him back. every now and then, right? Correct. So welcome. I'm sure every board

So I'd like to welcome everybody here today. Uh we're the Planning Commission and we're appointed by the Board of County Commissioners and we meet twice monthly. We serve as the local planning agency and we hold public hearing and transmit to the Board of County Commissioners our recommendations on comprehensive plan amendments, land development code amendments, rezoning and conditional use requests. Planning Commission is the final decision-making body for special exceptions, certain appeals, variance requests, and certain
alternative standard requests. However, final decisions may be appealed to the Board of County Commissioners. If anyone's in opposition to any land development code amendment, rezoning. conditional use or any item where the Planning Commission makes a recommendation to the Board of County Commissioners it'd be important for you to attend the appropriate Board of County Commissioners meeting. We have those dates available if uh for those of you who m may be needing that information. So,
um, for those of you who haven't been here before and you're not familiar with the format of our meetings, we have three sections typically. One for continuances, one for consent items, and one for regular items. The continuances, and I don't think we have any continuances today, do we? We do not, okay. Um but if we did it would be our custom to approve them if it's requested by the staff or the applicant. But we don't have any of those today. But we do have some consent items, I believe. And
um Those are items that we have on the agenda today that where we've not re received any um notices from the public or from the staff or anybody that uh where we would have to have it un in entered into the regular items. And those items are the items that will be fully vetted today discussed. If I go through consent and there's something on consent that you'd like to have heard today or you'd like to comment on, you could raise your hand and we'll give you an opportunity
to come up and comment. Um so other than that, uh we'll go to the regular items and then we'll So the applicants will have five minutes to make their presentations and anyone who has questions will have be granted three minutes and then the applicant will have an opportunity to respond to those questions.
This is a a time when uh we uh that we allow for anyone who may be here to speak on an item that's not on today's agenda. Um this would be your opportunity to come forward. Before we we before we do that though, let me just say that um if you have a your cell phone with you Um I'll have to do it myself. Please put it on a silent position so you won't interrupt anybody that might be speaking. And so um So
