So I'd like to welcome everybody here today and uh Tell you that we're the planning commission. We're appointed by the uh Board of County Commissioners and we meet twice monthly. Uh we serve as a local planning agency and we hold public hearing. And transmit to the Board of County Commissioners. Our recommendations on Mm. on uh comprehensive plan amendments. Land Development Code Amendments, rezoning, and conditional use requests. Planning Commission is the final decision making body for special exceptions. Certain
appeals, variance requests.
And alternative standard requests. However, final decisions may be Uh appealed to the Board of County Commissioners. If anyone is in opposition, to any of the items that I've mentioned, development code amendments, rezoning. uh or anything whether we transmit to the Board of County Commissioners. It's important for you to attend the appropriate County Commission meeting.
For no for those of you who are not familiar with the uh The format of our meetings we have three sections. We have continuances. consent items and regular items. Can continuances will be when the staff or the applicant has requested a continuance for any number of Reasons It's been our um tr uh our tradition to approve those c uh continuance requests unless there are extenuating circumstances. We
have content consent items. We'll go through those one at a time. As I read them as we read them off
If anybody has any questions about any of the items on consent. Please raise your hand. We'll be happy to pull them from consent. For further discussion. And then we have the regular items. Those are the items that will be fully vetted and and discussed by the applicant and by anybody in the audience who wishes to speak. Mm-hmm. Applicants um Typically will be granted three minutes to make their presentation at the beginning. uh responders or questioners will have
three minutes to come up and talk and a ask their questions. Wanna give you time to do that, but we wanna also be aware of uh that we cover as much territory as possible. So Um please when you come up try to uh offer a a di something different. So if the first per person before you talks about traffic, then hopefully you'll talk about something besides traffic. Um And um If there has been a request at
least twenty four hours prior to this meeting in writing for additional time

So we don't interrupt anyone. It's uh making a presentation. And Mm-hmm. I've also been asked to please Remind everybody. When you're when you are addressing the Planning Commission Please um Uh Director um Comments
to the commission and not to an individual person. We want to try to be as respectful to each other as we as we can. I know sometimes these Meetings get a little bit heated, you know, when there's disagreement. But we're here to try to benefit everybody. So Well let's let's just try to uh Bear that in mind when they come up. before we start the regular meeting we uh this is the opportunity for anybody who is Uh wants to
