Walk-on PDD-24-7649 7 Diamonds Commerce Park rezoning continuance
What the county recorded
This item is not from the published agenda
It is a stretch of the recording that this archive identified as a separate matter — a call to order, a recess, or something taken up that the agenda does not list. There is no official title, no staff recommendation and no disposition, because the county never recorded one. Everything below is inferred.

The next item is not on your agenda, so this is a walk-on item. I will be um giving up if you would receive and file, because it I have the agenda memo for you. Um it is PDD 247649. It's for seven seven Diamonds Commerce Park for rezoning, and it's gonna be a continuance, but I'll read it into record in a second.
Motion to receive and file.
Second. Thank you.
All in favor? Aye. Aye.
So the item is PDD 247649. It's a zoning amendment, 7 Diamonds Commerce Park MPUD, 7 Diamonds Plan Unit Development District to allow development of light industrial and limited heavy industrial uses on approximately 188.71 acres, located on the west side of US 41, approximately 4.5 miles north of State Road 52. The request is to continue the item to the October 19th, 2023. Planning Commission meeting in Newport Ritchie. It was advertised for today, but there was not an agenda for
the record.
Okay.
To what date was that again? October
October nineteenth, twenty twenty three, at one thirty Newport Ritchie.
Can I ask a quick question? Why not Dade City? With this piece of property, I mean kind of closer to Dade City area.
It's it's right at the cus, so it's right on forty one on the east side. It's right there, so
I just asked, that's all.
Mm-hmm.
Thank you, sir. Yeah.
I'm sorry, didn't you? I think we need a trying to get organized here. Okay.
Yeah. Is it coming? Uh where is this located?
This is located on the east side of US 41. And it is, I'm sorry, on the west side actually of 41, approximately four and a half miles north of State Route 52.
Okay. It's on the west side of forty.
Yeah, I I actually it's actually on the east side. So this isn't correct.
Yeah. Okay, we'll fix that. It is on the east side of forty one.
North. What's really Did you remove it? North saw.
So
To me it just makes sense to have it in Dade City, but I you know.
Can I ask a question, Denise? Do you know why was it noticed for today? I mean Is it because it was noticed at the same time as the plan amendment?
I haven't this one hasn't even come to the county attorney's office yet, so I'm not sure how Why it was already noticed.
So
I think
the I think what the intent is, I think that the intent and I do have the applicant here and Amy who is the project manager. Um I think the intent is to bring the PD and the MPUD to the board on the same date, and that was kind of like the the way that that sequence worked. But I will allow them to to answer that question.
Amy Toll with Planning and Development. Uh the applicant put the rezoning and the comprehensive plan amendment notice on the same applicant notice. The county did not notice for the rezoning. So just for due diligence purposes, because it was noticed on their notice, we're requesting a continuance.
Okay. The county never recognized today's date as
correct.
The MPD going to
Correct. The comprehensive plan amendment was the only one that was noticed in the newspaper.
Okay.
Okay, thank you, Amy.
Mm mm mm.
Barbara Woolheit uh sixty three twenty-seven Graham Boulevard for the applicant. So this has been pending since January of twenty twenty-two. We were almost at the end of 2023. It's an important industrial project supported by the PEDC. We we look at when you look at which side of the county that you're gonna do this on This property's on 41 and our generally we go when it's on 41 west or east, we do either way just to keep the project moving. It's not an inconvenience for the residents
to come to either Newport Ritchie or Dade City. We'd ask that you, you know, prove the the date. Um David does have the RLS and he's reviewing the conditions next week. So we're on track for October nineteenth. It makes a big difference for Dr. Gill's project um that we actually get this done uh so we can start uh delivering some of this product that you need that the county needs to keep developing roads and houses and and the like. So Thank you.
Well Barbara, are you asking for a continuance?
We we are to October nineteenth. Okay. Yeah. We just didn't want it we don't want to and they the hearing schedule gets kind of really funky at the end of the year here 'cause the board only has one meeting in in Octo uh excuse me, November and one meeting in December. The Planning Commission looks like you guys are goofing off in December too. We only have one meeting. So we're just trying to keep things going and appreciate uh your support. Thank you.
Thank you. All right. Is there anyone here to Ask questions or object? I don't see anyone.
Any uh other questions from up here?
Motion to uh continue to October nineteenth. And New Port Richey.
Second.
Motion is second.
Further discussion, all in favor, motion say by say aye. Aye. Opposed, like, sign. Okay.
