The purpose of this conditional use is to combine two previously approved conditional use permits, CU 1207 and CU1901, into one unified conditional use for an amusement park in an AC agricultural district. The location of the site is approximately eight hundred and forty feet east of the intersection of Saint Joe Road and Other people.

Here's the general location of the site in the county. It's in the North Market area and northeast Pasco County rural area.

consists of an amusement park across two properties. Which consists about a hundred and eighteen acres.

Currently has two separate conditional use approvals for the amusement park. CU 1217 was the first approval. And that's sort of the tree hot was use, uh road course. Then in 2019, another conditional use was approved for Winter Plate Park, Snow Cab Ridge. in a fog festival with a Halloween on a house screaming it in. The requested conditional use is to consolidate those two approvals into a stable streamline, streamlined conditional use for the use of the party as well. Well

the app clarify needy, but there aren't any new uses being proposed that aren't already allowed within the current How I use it.

One proposed change has to do with the operating days. Currently there are just a very limited number of consecutive days that each of the two primaries can operate. Another proposed change is the ability to operate the first two uses uh on both properties concurrently. As currently approved, it can only be one use over the other. Uh due to the highway oriented nature of primary uses and one point of others that feel the potential overlap, but these primary uses are very minimal. These

are very limiting conditions, restrict the ability to use the property to its full potential, nearly half of the year. The only use that would be allowed would be to treat hop persons.

There are two other conditional uses approved for the property. One conditional use is for the cell tower that is on the uh northwest property. That conditional use is going to be unaffected and will remain as a standalone conditional use. The other approved conditional use is for a two C OP alcoholic beverage permit. um that is associated with an emirs in part. There is a relay condition I use 26 C D 13, which is PC eleven. uh that is running with

this application and that is to increase that log reverse permit up to a four COP. in conjunction with the use of our use. Um that conditional use

But what we're really trying to do is take this very successful amusement park project that we have that has three distinct uses and allow them to be used at the same time, the properties, because it's two distinct partials. And so, as an example, right now on the east side of the property, if we are having the Halloween event. so-called Scream

Mageddon, we're not allowed to have a corn maze during the day for kids on the other side. And conversely on the Snow Cat Ridge side, uh our client wants to do a really cool Christmas light show in the Zipline area and they broadcast these lights up into the trees. It's got an oak canopy and I've seen pictures of video. It's gonna be really cool when the little kids will love it. But right now we couldn't operate that because that'd be on the east side as opposed to the west side partial. So again, the

reason this was done originally when Denise was doing zoning work was we weren't sure how the traffic patterns were working, going to work at the time. But what happens is because of the nature of the site, the amount of parking on site and the nature of the events, because they have to be booked in advance, really control the amount of traffic that we have on the site. So other than that, same hours of operation. you know, days and and that kind of thing's going on. It's a very successful

thing and good for the community. We have about 75 full-time equivalent employees that work out there and uh about 7,000 hotel rooms were booked in Pasco County last year because of this this place. So um Other than that, we're happy to uh answer any questions you have. My clients here, and he's been running the operation since it opened.
