It's a resolution amending the development order for the Mitchell Ranch Plaza DRI number two four three, amending the boundaries of the DO to remove a parcel for development. And this comes with a recommendation to approve the resolution amending the boundaries of the

Mm.

Unidentified speakerVoice A

Is there anyone here in the audience or online to speak against this item?

Unidentified speakerVoice B

No one signed up.

Unidentified speakerVoice A

Yeah, I don't see any hands here.

Unidentified speakerVoice B

Jack, I'd like to speak about this item real quick.

Unidentified speakerVoice A

You want to support it or just make a quick comment?

Unidentified speakerVoice D

Yeah, um I just want to say uh this was kind of my impetus to get this started and I think we should look all over the county for these opportunities because we had a lot of parking lot space that was going wasted due to the old parking requirements and now um we'll be able to help another out of business. uh in the the Mitchell um plaza. So um this is this is good policy and we should be looking around the county while we can get

this going again.

Unidentified speakerVoice A

Thank you and we'll leave it on consent. Item P51, do we have proof?

Unidentified speakerVoice B

P51, Tampa Bay Times, May 27, 2026, and by affidavit of certified mailings and site postings, the item was continued from August 11, 2026, BCC meeting to today. We have several signed up. Yeah.

Unidentified speakerVoice A

Okay, so we're gonna have some speakers to that. Is anyone here to speak against item T fifty one? Okay. And we'll pull it.

Item P fifty two.

Unidentified speakerVoice B

P fifty two was advertised in the Tampa Bay Times July eighth, twenty twenty six, and by affidavit of certified mailings and site postings.

Unidentified speakerVoice C

Item P52 is PD 267914. This is a zoning amendment to the name of 7026 Little Road, Roosevelt Commons, LLC. It's a change in zoning from an R4 high density residential district, C1 Neighborhood Commercial District, and AC Agricultural District. To a C2 General Commercial District in West Pasco County At the northeast corner of the intersection of Little Road and DeCubellis Road, containing approximately 2.3 acres. This comes with a recommendation to approve the zoning amendment.

Unidentified speakerVoice A

Okay.

Unidentified speakerVoice E

I I have discussion on this before we move to move to approve it. Okay, good. Um so th this parcel, if I'm not wrong, this is this this is by DeCubulus, right?

Unidentified speakerVoice C

At the northeast corner.

Unidentified speakerVoice E

Yep. So I I just want to throw it out there. If we approve this like this, we will have three of the four corners that will be brownfields. So they can put a gas station there. So they'll have the 7-Eleven, there's a gas station on the other corner, and now they can put a gas station there. So we're we would have three out of the four corners. Gas stations and also brownfields. So I personally am not for that. We're gonna have Newport Corners down the street. I'd love to see something

else there. And then two, when these people go out of business, they're gonna have to do all the environmental things just to get a little bit. the the property back up. So I'm I'm not in favor of the right-of-way.

Unidentified speakerVoice A

Right. Okay. So that'll bring us back. Actually to item P fifty three.

Unidentified speakerVoice B

P fifty three, proof of publication, Tampa Bay Times, July eighth, twenty twenty six, and by affidavit of certified mailings and site postings.
