Times Publishing Company MPUD Master Plan Unit Development for a rezoning request from a C2 General Commercial District to an MPUD Master Plan Unit Development to allow for the development of 1,150. four thousand eight hundred and seventy seven square feet of commercial and industrial uses and associated infrastructure located
in west central Pasco County, located west of US 19, approximately 0.6 miles south of the intersection of U.S. 19 and State Road 52, containing approximately eight and a half acres. This is coming with a recommendation of approval to the Board of County Commissioners of the proposed zoning amendment request with conditions.

I'm here to speak in support for the Times Publishing MPUD as part of a case study for my policy leadership case for my bachelor's in science at St. Pete College. I've been I was born and raised here, so I've lived here my entire life, so I care deeply about the future of the community. And believe redevelopment of the Vacant Times building is a positive
and practical use of the property. Rather than allowing the building to remain empty, the project can create jobs, encouraging the economy active and return the unused site to productive use. Thoughtful redevelopment is important because it can strengthen the community while making a better use of an existing building. Thank you for letting me speak.

For item PC eight, you will be sitting as the local planning agency. I have a note here an updated affidavit attesting to providing public notice was received and sent to the clerk's office. Item PC eight is PDE twenty six-0868, a development agreement in the name of Development Agreement, Mitchell Business Park 1, LLC, Mitchell Business Park Two, LLC, proposing an agreement for a unified sign plan for the Mitchell Business Park located in southwest Pasco County.
This is a quarter mile west of the intersection of State Road 54 and Duxlale Boulevard. Containing approximately ninety two point six five acres. This is coming with the recommendations to find the proposed development agreement and unifying sign plan consistent with the comprehensive plan and recommend approval to the Board of County Commissioners.
