Good afternoon, William Vermillion, Planning Development Economic Growth. This is my last time up here today so you guys can hear me shut up. Sorry about that. So this is the US 41 Town Homes item PDE twenty six seventy-nine thirty-three.
This is the uh the current subject site of uh of a former portion of the Caliente MPUD which has since expired. Um this is for the maximum development of a hundred and seventy one platted townhomes on approximately twenty three acres. This is on the the north side of uh US forty one on Land O' Lakes Boulevard in the Central Market area. 450 feet southeast of the intersection of Wisteria Loop and Land O' Lakes. This is the location map in the central market area. The
subject sites aerial over to the east you can see the existing uh Caliente uh resort there, and then the uh the access there onto Land O' Lakes onto US 41. The current zoning reflecting the old MPUD uh zoning classification from the Caliente MPUDs. The future land use of res nine and res three.

Uh currently there exists on the north side of US forty one uh a twelve foot multi use path which connects down to the intersection of uh what will be the Tower Road extension to Caliente which uh There's been a lot of talk about the Orange Belt Trail today. This pedestrian facility does connect to the Orange Belt Trail. We did look at take a good look at that as it moves on to Ari Cutter.

Right. So what I was pointing out here is there's a existing uh multi-use path here that this project connects to that'll take you down to the Orange Belt Trail when Tower Road punches through and the Orange Belt Trail comes up caliente up to air and cut off. This is the MPU master plan. It doesn't say a lot, but the more illustrative binding concept plan, what you'll see here is the majority of these townhomes are rear-loaded.
A majority of rear loaded townhomes, it's a pretty straightforward project. Some of the front loaded in the corners where you can't rearload it or get alley access in there.
There's one variation request from 9016 D11. It's for the interconnects. If we were to go back to the existing master plan, the the applicant requests a variation from a connection to the north and to the east. To the east is an existing eight-foot uh masonary wall for the uh Caliente Resort's privacy, of course. To the north is an extensive category one wetland.
This comes to the board with a recommendation of approval with conditions from the Planning Commissioner from Planning Development Economic Growth. I'm available for any questions.

Just wanna make sure that the buffering in the wall is sufficient and that way folks who live in Caliente they can keep doing their thing. But then the folks who buy into this development, don't start complaining about folks in Caliente, even though Caliente's been there f first by the decades, right? We s hear a lot of this.

the caliente folks are there first, so I'm looking out for them. They metaphorically.
If they wanna live that way.
No, the new fo the new folks start complaining that they buy in there and then they they're in a two story townhouse and they're looking out their back window and Then they start complaining about caliente. That's how that goes. So I just want to make sure that you know, uh looking out for the caliente folks.
We can certainly add some uh disclosure language uh to the conditions, much like you would uh a hall route or an airport. We can add it for for this case as well so people know what they're buying into.

Good afternoon. I've enjoyed my afternoon here with you all. Barbara Wilhite, 8627 Graham Boulevard, New Port Richey, 34652 for the applicant. We met with you all when we before we when we started on this journey, before we even applied, we met with you all and took your ideas and your suggestions and came up with a really good project. We've got a binding concept plan that has rear loads and front loads. It's been requested that we have developers that do that. We have amenity, clubhouse, and pool. We've spent special attention
to how our park laid out, and as well as the trail around the park, around the stormwater pond that's south of the park. So all the detail has been put in place here. It's been thoughtful, and we look forward. For your support, hopefully. Thank you.
And Barbara are you okay with the condition to put a uh disclosure in it?
Yes, yes. I was whispering over William's shoulder and we were both saying con you know, disclosure condition, so that's fine. And David, your county attorney and I can work out the final language.
