Barbara Wilhite So we talked to staff about um I talked to staff, not we, I talked to staff and staff needs to to talk about that. One thing that we learned and in the meeting subsequent to yours with one of the other commissioners um was that the orange boat Orange Belt Trail when it comes up to Bell and me is gonna take a jog to the north, so the This may be an offshoot of the Orange Belt Trail. Um Coming down our way. but would not be the Orange Book Belt Trail 'cause it's going to jog to the north at Bellamy and we are at Old Pasco. So that's kind of a change. So In Once we learn that and talking to Terry Pitos with the existing sidewalk infrastructure that's already in place. They um didn't think the spend for additional uh using mobility fees to put more uh pavement for pedestrians and bikes in this location, especially because to
Barbara Wilhite use. We're following the land use of the county, which is to have retail office residential as was Um next slide. This gives you the context of where our project is. We are the multifamily component. The orange is Orange Belt Trail. The yellow is where we're there's non-residential uses, office industrial and commercial. What wraps around us is Mango Hill, Town Homes and Single Family, and you can see the proximity of this commerci this node, this ROR node in relation to um Tampa Big Golf and Country Club. This is the product type. There is no other apartments in this area. This is the product the staff and county said when I brought Mango Hill in. Don't think you're going to put townhomes and and single family. We want to see it step from single family and townhomes to apartments to commercial uses right at the intersection. So we're following those requirements. has all been multi-laned, huge investment in 52, huge
Barbara Wilhite will be able to access that trail um via bike or walking. My client has committed to instead of five foot sidewalks required by the code, eight foot pass with with along their project front edges. They've committed to fill in the gaps with eight foot pass, as you can see in the orange there, the off-site improvement. That orange portion is of eligible for mobility fee credits from the bike ped portion. Um but significantly Remember our east side is fifty-five plus. No kids are going up that way to the schools. Maybe grandparents at this point, maybe grandkids. But my client didn't come in and say We don't need to fill in the gap 'cause nobody's going up that way. Um, they looked at it and said, We're willing to do that off site improvement. And um even though the budget to do those off-site gap improvements exceed their credits. anticipate to exceed their credits. But again, they're, you know, I think they're looking at this as a community and they also want access to that Sun Coast Trail as well.
Barbara Wilhite There's an existing trail within Ridge Road that will be extended all the way to Suncloth Parkway in US forty one. As you're all pretty far pretty aware, I'm sure there's a quite a trail system along Sun Coast Parkway. The other thing that's quite interesting about this location is its proximity to a major state park, which is a jewel that I'm not sure everybody really knows exists in West Pasco, but four miles to the west approximately, and you can take your bike because there's sidewalks from here all the way there, is a four thousand acre state park, Warner Boys Salt Springs State Park. Next slide. This shows some of the trails, existing sidewalks and trails and proposed sidewalks and trails. Um it's there's a lot plan, a lot existing and a lot planned in the area to even make the trails better. Next slide.

We looked at the we saw an opportunity to get that multi-use path. all the way along Krella to get to the Sun Coast Parkway, to make that c Suncoast Trail, to make that connection. We saw that opportunity as something our project could do to make a difference and we're doing that. Um Steve Henry can come up and talk traffic with you.
