    Uh Amy Tolpe with Planning and Development. So the item before you is PDD twenty three dash zero four nine two. It is a proposed comprehensive plan amendment in the name of Seven Diamonds Commerce Park. So, as previously stated, it is a proposed comprehensive plan amendment. The applicant is proposing an amendment from RES 1 residential, 1 dwelling unit per gross acre to PD plan development to allow for the development of an industrial park, which includes a mixture of heavy and light industrial uses on approximately

    557.46 acres. There is an associated sub-area policy that will run alongside this, which establishes the intensities and development standards for this project. And it is located on the east side of US 41, on the west side of the CXX CSX Railway. So the subject property is located in the North Market area and rural transition area two.

    Here's a context map that is provided alongside the applicant sub-area policy. What you see here is the proposed development with light industrial uses along the outer edges adjacent to the category one wetland and existing residential development and heavy industrial uses proposed on the interior. This is a context map. That also identifies the uh the residential MPUDs adjacent to the subject

    site. So to the north, you have Pasco Lake Acres MPUD, to the south, Pasco Lake Estates MPUD, and to the west is the Log Lago Verde MPUD, aka Seven Diamonds Mine. The intent of the applicant's proposal is to is to expand the mine operation. transform across the street or across US Highway 41. The following comprehensive the following uh uh the proposed amendment is consistent with the following comprehensive plan policies.

    And with that, we recommend the local planning agency uh find the proposed amendment consistent with the comprehensive plan and approve to the Board of County Commissioners. Um and you are acting as the local planning agency for this item. If you have any questions, I'd be happy to answer. Applicants here as well.

    One question and Either you or Barbara can clarify. I don't remember Seven Diamonds being an M PUD. I thought it was

    Um is that correct? Okay. Yeah. She says that was right.

    Barbara Will High 6327 Grand Boulevard in New Port Richey for the applicant. Um couple things. We are not Lager Verde. My client is is Seven Diamonds. They own Seven Diamonds Mine, which is a Lime Rock Mine to the west. There's also another Lime Rock Mine, and that's a conditional use. There's another Lime Rock mine, Lago Verde, to the west as well. The other thing is we are not expanding either of those mines. This is a separate project. Currently it is a or

    was used as a borough pit and they um took sand out of it and they now like to develop it into a commerce park. So if you look at this tragic location of this property, it sits across from two limrock mines with blasting that produce materials. Normally, what's happening today is those materials are leaving those mines and going north or south on 41 to facilities where then they can be processed into things.

    So the idea here is to co locate this commer this park for light and heavy industrial certain heavy industrial uses right across the street. So the materials only have to go from where they're located coming out of the ground and across the streets this location. To our east is a CSX railway line, so that presents certain opportunities as well and it makes a very good place to put something. We are doing light industrial,

    can go anywhere. Within the center of the of the park is where we can have some, in addition to light industrial, some heavy industrial uses. When I read those two you'll get the point of Of why we're saying that here, because they all relate to the materials that are coming out of the ground across the street. Those particular those specific uses are Ready Mix Plant, Paver Plant, Concrest, and specialty product concrete products manufacturing, soil cement mixing plant, road-building materials manufacturing, and asphalt plant. So that is our request.

    And we are here to answer questions after we hear what the public comment is.

    Okay. Does the mine that exist the sand mine that exists on the property today Do they have the ability to still operate that mine today? Not

    Not considering this Comp plan amendment.

    The answer is yes. They have the ability to continue to be able to do that.

    I extend them every year to if there's a hurricane, they're ex usually get extended by emergency order. So I don't remember what the but they get extended every year. They also have full permits for a subdivision as well. So we're definitely converting this to an employment generating use versus

    So will the up will the Mining operation stop on the property if this Happens if this is approved.

When I moved up there over twenty years ago, I was told that all this land where they knocked down all these trees and got rid of all this habitat for all these animals was protected. And now I sit outside and all I see is this big empty field and I hear all these trucks going by. I've my house has been subject to blasting. It

    shakes every time they m they mine. Every home on my road except for two is over twenty years old. Who's gonna pay for the damage of my house if all of a sudden my well goes down or my septic goes down or my house goes down? Who's gonna pay? I'm gonna have to contact my insurance company and then my rates go up. And what about air quality? I've got serious lung issues. And they're g they want to bring in cement factories and stuff? What about people like me with serious lung issues? They've

    been out there burning and burning and burning. I can't even go in my backyard. Because the smoke is so bad. I walk in my house, all I can smell is smoke from out there in the fields. They need to stop and look at people. And animals. Not just these big old corporations. Because we m we matter too. Thank you very much.

    Stephanie Schussmann [address removed]. I've lived there for 30 years in the Winding Creek subdivision and Pasco County has never, ever done anything to benefit our community. In 2013, Lego Verde Mine was approved with the understanding Pasco County was going to change the Land O'Douvel Code to stop a proliferation of mines. That mine was approved when

    in Pasco County's records. They were in a foreclosure, but Pasco County approved them anyway, and eleven months later they went bankrupt and of course it started the seven diamonds. Um Mm-hmm. Seven Diamonds was approved in twenty seventeen. And they have a Facebook page. This and they said they were gonna blast different Than Legoverti mine, because people are horrified when Legovertime blasts. They said they had a different method. Well, their

    Facebook page, which has a little number of people, they blasted by the second blast and somebody commented that they had never been impacted. They felt it. I thought about your Shady Hills two developments that you just approved. 'Cause there's some guy over on Suncoast that he goes to a different Facebook page and he comments on how he feels those blasts and how he doesn't think his house is gonna make it. Now We

    flood from the Pasco Lake Weir. There's a 42-foot, 42-mile basin. It goes around seven diamonds property and it goes under 41 and it literally floods us. These are I'll just put them over to records. But this is a house that is at becomes an island. This is the uh Seven Diamonds Weir. This is what you're seeing what happens almost on a yearly basis to us where our Mahoney Drive properties,

    they just flood. So the one acre home development uh is a better idea for our area. It's safer for us. Um I could go on and on, but I I really think I'm talking about Goliath. It's already done. As the lady said, the whole property's been ripped up, um, all clear lotted. When we were in a burn band, they were burning and burning and burning and um I thought maybe by the grace of God we'll actually get city water up

    there. No, apparently we're gonna get wells and septic. We're over they're probably seven or eight miles from the fire department. I I don't see any more industrial. We're overloaded with dump trucks already. Now they want to put it what? Cement and all kinds of heavy industry. We're we're a rule. residential area. They Pasco County destroyed us in 2013

    by approving when it was in a bankruptcy. I don't know how they missed it. My husband had just died. And it took a while for me to recover. When I did it was the first thing. I don't know. I don't think you guys do a thorough research. I don't think you do anything, but rubber stamp approvals for Goliath. It's all about money. Us us citizens we don't stand a chance.

    before it gets to the curve There is Mahoney's I mean there's Williams William Hands. That becomes an island. I mean I have zillions of these pictures because I used to go up in a plane every year and take pictures of these. And then right to the south of her is another property that becomes an island. What happens is The Weir, seven diamonds weir. It's not really theirs, but it butts their property. floats Pasco

    Lake fills It flows under forty one and And it comes into our subdivision. and our subdivision floods. It doesn't flood from the hurricane rains from above or heavy rains. It floods from this coming in.

    Are you but are you saying the water comes from this the proposed development?

    It comes from the Pasco Lake. So I'm just saying the more that you concrete that, the more that you put more houses there, whatever. There's more of a tendency for where's that water gonna go? Because if you notice um

    Pasco Lake, uh not Pasco, um Mike Moore last year or wherever, whenever, he said that more and more existing subdivisions were complaining that new development was causing them the flood. We already flood. We don't need a saturation of concrete.

    Okay, that's a that's all I'm trying to figure out is you're trying you're not saying that they are currently flooding you. You're

    No. That that's that's a forty two mile basin and it's just when that Pasco lake gets filled, it comes to us. So the more you Do high density or concrete or whatever, you're just gonna end up Changing the flood pl pattern as far as I na I'm not an expert. But that's what I believe.

So Amy, can you explain the utility findings in your staff report because I'm I f I feel like there's a disconnect between What you're saying in the staff report in terms of the availability of water and sewer And then the actual testimony this is gonna be Well in septic. I mean is there a plan to bring water and sewer to this Area that's

    Uh Amy Haller Planning and Development. So or Amy Toll. Um the the table and the statement that for utility capacity, that is is that the what you're referencing with the numbers and the capacity. So that is the official capacity statement from our utilities department.

    But I yeah, I mean, I think that's a good thing I just attended a luncheon yesterday where all the industrial users are saying how important water and sewer is for light industrial. It's a little bit of a concern to me if you're telling if somebody's saying that It's gonna be well in septic. I mean I don't know how that It seems like that's gonna be hard to support a viable commerce park on Mm-hmm. Well. Is there a plan of some kind to bring water and sewer to this area?

    I could verify that. I'm not sure what the utilities department is noting.

    And that goes back to my question about sewer capacity.

    Yeah. Yeah. Are you referencing the zero? Zero, yeah. The zero. Okay. So with the sewer capacity, the numbers that were captured from their analysis, basically it shows what's the the uh existing capacity, what's the proposed capacity, and the uncommitted capacity. So when

    you exactly and basically, Basically in their statement, they say that even though they recognize that there's an overcapacity that they're planned for, they are going to accommodate or make the changes to the CIP to accommodate for that overcapacity. So that's their statement or the generalized statement in the assessment that they provide to us.

    GirardiVice Chair

    Okay. And to be clear, my question wasn't about the plant capacity. And I it's a legitimate concern, but I mean the the county usually finds a way to build plant capacity. I'm more concerned about Transmission line. Is there a transmission where is the closest water and sewer Transmission line for to this property and is it something they can connect to?

    Barbara Wilhite

    This is Barbara Woolheit for the applicant. The uh it's down at Talavera. uh the MI's project, south of the project and My client met with the utilities department and They don't tend to in the

    We are not going to be a big plant. um like a manufacturing plan or something that would have a lot of demand or Gary plastics or those types of things, we're not gonna have those types of in light industrial users that need that. We basically have employees that flush toilets and wash their hands. So

    I I recognize that your heavy industrial probably won't, but you have two light industrial pieces which presumably

    Yes. There would be people working there but the we don't expect the industry that needs water. So we don't need water and sewer.

    I h I hear you, but one of the things that I know that goes along with light Light in d light industrial development. is overhead doors. And when the health department evaluates the estimated sewage flow for that type of use, they look at the number of overhead doors. And I know from designing these types of facilities that that's what they want, that's what they're gonna have, and

    I think what What's gonna happen? doesn't necessarily mean we can't do this, but I think what's gonna happen is you're gonna find that a lot of the developable area especially in the light industrial part, is going to end up being consumed by septic drain field. By virtue of having the overhead doors in the metal buildings. So that's gonna severely maybe a severe limitation on their ability to actually

    maximize their potential for light industrial use. Not saying it's a reason to deny it, but I'm just saying that that's a Something they may have to recognize. It's easy to say, Yeah, we'll have well and septic, but when you go look at the code and how they estimate the sewage flow They may find that That m might not be as practical as they think.

    I I'm just I'm more adequate disclosure to the the board and public and I don't even know if P D C and economic growth news about the I mean To me it's very misleading to put a comment on a staff report that There implies there's water and sewer capacity. When you're not planning to put to use any of it. I mean there should have been a statement from utilities in here saying But we have no plans to provide any water and sewer to this site.

    What would be their responsibility to extend the lines to their site, correct?

    Well I mean if the applicant says they're willing to extend the lines, that's a different conversation, but uh but that's not what I'm hearing.

    Lou Friedland, uh eight thirty-one James Street in Dunedin, Florida. Um The the concept of what we're doing here is that um we have we own um the mine across the street that has Um significant materials that get delivered to all over the place in Pasco County. One of the things that we've learned is that Pasco County's not thrilled

    about having uh heavy industrial one plant over here and another plant down the street and those kind of things. And um Owning the property across street. The delivery of materials, number one. Instead of having to take the raw material and deliver it twenty miles to a Um a processing plan versus doing it across the street will save significant money. in transportation and and take

    a lot of trucks off the road. Um And the and if you'll look at our application Um You know, they wanted us to identify specific type uses. That would be on those and those are related to the supply of the rock mining materials. that we're processing across the street. So if you look, there's not if you go to the heavy industrial

    uses in in your ordinance as you'll see hundreds of things. Here we've talked about These are concrete uh products that can be built there, ready mix plants, paper plants, excuse me, block plants, those kind of things. So The types of of Of um Uh the types of uh products that are gonna be in there.

    Ten acre, twelve acer, fourteen acre. sites that are gonna have, you know, a couple of hundred employees throughout the entire side and They're gonna be washing their hands and flushing toilets and And when we went to the utility department, we're about three and a half miles from the closest water and sewer. and talked to them about it, they said, you don't use enough water to ever you know, you're gonna have to flush out the end of the line every day. And

    your sewers sewage is gonna rot in the in the either in the well that you're pumping it back from or in the lines in you know, we we don't wanna serve you at you know, maybe it in some future date we would. So we've we've we talked about it but Um our uses are gonna be very small and the light industrial on both sides If you look at at what's going on in light industrial and according to the

    PEDC guys, They're a light industrial parks going up all over the place. Ours are anticipating light industrial uses that support the the products that are being manufactured in there. And again, we're not talking about Big deliveries. If you look at the acreage It's about ten percent light industrial and then the rest is heavy. So We don't anticipate any multi-door

    trucking, delivery, warehousing of of light. We're expecting things that um are guys that fix things for light and heavy industrial users and those kind of things. So

    Our use is going to be very, very low in water and sewer and and that's what the

    I'll just ask you a direct question, 'cause I know you're a street shooter, so When P D C supported this project. I know they said they wanted a certain amount of light industrial.

    No, no, no, they didn't want they didn't want it. You guys wanted it. Let me

    answer the question. Let me just answer the question for

    you.

    Because I do remember the call. So I remember when Dr. Gills and and Mr. Freeland, I was there, we met with PEDC. They The b the project was heavy industrial and there Everybody's very supportive of that given the location. They asked Handshake across the room, would you do some light industrial for us? That's how that was born. So it wasn't a we don't support what you're doing unless they asked gentlemen and gentlemen, would you do some light industrial? And and Mr and Dr. Gill said yes.

    GirardiVice Chair

    Okay. Well they've supported what the current application.

    So my question is when they supported it, were they aware that it didn't have water and sewer? That's my I Because

    it never came up when I was in our conversations.

    GirardiVice Chair

    Okay. I'm only asking this question because I just sat sat there with lunch yesterday where they kept talking about how important water and sewer is to light industrials. So If if they can mark if they think that this c site can be marketed for a light industrial without water and sewer That'd be fantastic. I just it'd be nice to hear from them that maybe before this goes to the board, if they could just confirm that They still support the project.

    I can tell you that the users, light industrial users that we're already talking to, because This has all of a sudden become an an interesting spot because o of our location. Um We tell everybody what we're doing over there and it's it's a you know, well in septic kind situation, so And th there's I like I say it's a very small Portion of light industrial.

    David is there any you know the utility

    Is there anything that would stop them if they needed A bigger Water supply. or sewage treatment capacity that would stop them from doing their own on site package plant or their own on site water treatment plant?

    GirardiVice Chair

    I'm not keep I'm not qualified to answer that question. I don't. I don't know the answer to that.

    I just think that's a good thing. You know, does Pasco County have a is is that a monopoly for Pasco County?

    I've heard that there's some that we have another project Up in northeast Pasco where they're proposing something like that. But I don't know if utilities would accept that here. or not. Um I mean, I think that's a good thing. if there was a light industrial user that really needed water and sewer that somebody could pay to extend the lines. But it would not be cheap, but it but It could be done. Um Right. I just want to make sure all I'm asking is that when is it 'cause

    Part of the reason I know staff supported this project was because PDC supported this project

    My concern is the disclosure issue because Staff has got a staff right up making it sound like there's water in sewer. I don't know if P D C knew there wasn't. Okay.

    I hid it for myself. They're limited to ready mix plant, paver plant, concrete plant. These are the heavy, lights light, but heavy is mix uh ready mixed plant, paver plant, concrete products, and specialty concrete products manufacturing, soil cement mixing plant, road building materials manufacturing, and asphalt plant.

    So the concrete, I mean I know concrete uses a decent amount of water, so Do you you feel that that's going to be supported by Well, Service on that property? Concrete and block?

    Um they'll each have a uh separate well for non potable water.

    The majority of our public water supply if you're on county water, comes from wells. there are big wells and there's multiple wells but that's where it comes from, the vast majority of it. So I don't think there's any technical reason he can't do it and I'm Looking at the sand mine. It looks like there's water down there. So I mean they've got the ability to get the water. And they don't mind

They're there is a process to make sure that doesn't happen.

Um so we We have a built-in separary policy that deals with the the wetland buffering and to the north we have a specific s building setback and buffering up there as well. Right there we go.     requires a major mode of transportation and you know, let's face it, US nineteen is not the best way to get raw materials in and finished goods out. But that's what railroads are for. And I would love to see the county one day invest in some type of railroad spur somewhere where we can get that service in here so that we can create more areas that are conducive to this type of development and bring bring better paying jobs.

    Good afternoon, Amy Tull with Planning and Development. The item before you is CPA 2204, Seven Diamonds Commerce Park. As Terry mentioned, this is the transmitter hearing for the proposed comprehensive plan amendment. So, as stated, this is a proposed comprehensive plan amendment. The existing future land use is res one residential one dwelling unit per gross acre. The applicant is proposing a future land use change to PD plan development to allow for a mixture of heavy and light industrial uses

    on approximately 188.7 acres. The subject site is located on the east side of U.S. Highway 41. Approxim a couple miles north of State Road fifty two. There is an accompanying sub-area policy running alongside the Planned Development Future Land Use Classification in the name of Sub-area Policy Flu 7.1677 Diamonds Commerce Park PD. There is also a proposed rezoning petition to MPUD to implement the standards set forth

    in the sub-area policy. The proposed uh site is located in the Northmark area and rural transition area.

    Here's a location map or aerial view of the proposed area location. Your current zoning district is currently R two low density residential. The applicant is proposing a accompanying rezoning to MPUD master plane unit development.

    The existing future land use being res one.

    And the proposed future land use being P D.

    Here is the accompanying sub-area policy concept plan. As you can see, the entire area is actually planned to allow for light industrial uses, with heavy industrial uses only located along the interior of the proposed development. It is also located west of the CSX Railway as well as east of US Highway 41. There is a residential community to the north of Pasco Lakes Acres, and then there's also a

    residential community to the south after the Category One wetland called Pasco Lakes States. The Seven Diamonds Mine is also on the other side of the street or on the west side of US Highway 41. The proposed amendment is consistent with the following comprehensive plan policies. Uh primarily the applicant's proposal from RES One to PD to allow for industrial uses is supported by various employment

    generating uh land use policies in place. And with that, we recommend you authorize transmittal to the Department of Commerce and other reviewing agencies. And I'd be happy to answer any questions that you may have.

    Just wanted to point out that um we have not asked for all heavy industrial uses. So as Ms. Hyler said, Stoll said, Mrs. Stoll said that um all the property can have light industrial. We've asked for certain heavy industrial uses centered in the property. But those certain ones, and when I tell you what they are, you'll be able to make the connection to why. We're requesting these ready mix plant, paver plant, concrete products, and specialty concrete products manufacturing,

    soil cement mixing plant, road building material manufacturing, and asphalt plant. Basically, the concept is to take the materials that are generated over at Seven Diamonds Mind and be able to move them here and make things with them, just as simple as that can be. And so that cuts down on trips. If not, we take the things from the materials from mine and they go other places like to Hernando and they do this manufacturing and processing and then they come right back down on your roads to serve your development and your construction including you know county products projects as well.

    So I just want to give that perspective of of why this is here. And obviously this area across from two lime limestone mines, this makes a lot of sense next to um CSX Railroad. And we do have the MPUD coming. We've been working on it with um with staff and the county attorney's office. A lot of unusual conditions in there that I haven't um ever had the benefit of doing before. But the County Attorney's Office really want to make sure that when we have some of these uses that we w we worry about air

    quality and and making sure that there's conditions that not only the DEP, we actually move the DEP conditions into our MPUD conditions so that the county can enforce them if the if the DEP doesn't. So we of course we can talk more about that. This is just transmittal. Because it's a large scale, we don't bring them together. So we'll we're gonna do if you'll transmit it today, then we'll bring back and you'll see the MPUD and the and the adoption at the same time. So thank you.

    Yes, we do have setbacks and additional buffering. If I could read the scale of this plan, um but we'll we will have that in the MPUD. Okay. So we will make sure that we bring that forward.

John Moody on the planning board said this was a good place for a concrete plant because Pasco County didn't want this type of heavy industry in other parts of Pasco. Seriously, Pasco County has no concerns for crossbar welfare, the environment or prosperity, economic viability. mobility and health of the residents that call this section of Pasco County home. Uh John Money said

    that we would drive by the concrete plant without noticing if it as he drives unaware by the state road concrete plant. What a stupid statement. According to the Pasco County Growth. and management department in tw 2011, the consistie determination stated, as disclosed in the comprehensive plan and policy review section, the proposed limestone mining operation is considered as incompatible, inconsistent with the surrounding uses and development. First limestone blasting mine was

    approved on May 7, 2013 when it was in an active foreclosure lawsuit. I guess you don't check your records. That opened this this whole mess up. The mine expert for Lake Overney Mine said the distance a blast would be felt was twenty three hundred. feet. Blasting started and it was at a much greater distance that People were complaining. So the same mind expert for seven diamonds Com uh changed the distance to four thousand

    to five thousand feet. At that hearing he said there is a difference between the two mining operations. He stated a seven diamonds blast would reduce ground vibrations to probably half, if not more. Here's just one comment from somebody. We were rocked today severely. My neighbor has things fall off his wall. I have to go check my swimming pool for cracks. And if my grandfather Grandkids are in it, I have them pull out in case there's something catastrophic happens. How are the citizens surrounding the proposed diamond concrete

    plants supposed to be safe? Бісптикали when there's so many misleading and inaccurate information. Will there be an air quality system? To sound an alarm when the air is polluted. There is quali currently no air quality system near this part of Pasco. Will there be unpleasant smells? The fire station is eight miles away. What are they gonna do? Why are they getting wells and um septic tanks. And if

    they do, are they gonna be metered? US forty one is a two-lane road. And it was shut down on Thursday, August 10th, due to an incident near US 19, um US 41 bookstore. There are no shortcuts, there are no alternative it no easy alternative routes. Gut concrete is two miles north of the proposed concrete plant. It has CSX Railroad in back of it. Why do we need a second concrete plant? The zoning

    should remain as it currently stands. The Pasco County Water System Crossbar Regional Welfare, abutting the proposed concrete plant, needs protection. We need protection from pris businesses that pollute to affect our health, our safety, our properties, the aquifer, and the environment. Uh also This week there was an article from the uh Tampa Bay Times that stated that. More water is gonna be needed. There is

    across the street the two open pits, they're massive for the Lego Verde mine and seven seven diamonds. So are they gonna be polluted? But anyway This Times article says that there is going to be uh increased pumping. So this is a very sensitive area. The first mine should have never been approved. It was in an act of foreclosure lawsuit. How y'all missed it, I don't know. Anyway, I am and very opposed to it. And

    there was a letter that I s sent to Miss HILER to ask that it be included with the transmittal information. And I would like to include the Tampa Bay Rude

    The it the staff report is just reflecting the utilities comments. So I could put a statement in the staff report that says even though that this is the comments or the the capacity statement from utilities, they do not anticipate utilizing that.

    But the applicant made very clear that they have no intention to connect two county water, that they're gonna be on well and septic so My concern is this is somewhat misleading to The board and Department of Commerce. It's it makes makes it sound like they're connecting to could I mean the statement is we will have adequate wastewater treatment services.

    But They're you're not requiring them to actually connect to those services. So I'm not sure why this is even in here. Uh uh it just seems to be to it's very misleading to the board and the state to say that there's adequate water and sewer supply When the applicant has no intention of connecting to any of it.

And The location of the proposed park Uh will not adversely affect operation of the well field or any of the component

    wells Um you have maps in your comprehensive plan. that show what is called the cone of depression. um that is An area to be protected. And you'll see that the commerce park is located outside of those areas of concern. And but that Any questions?

    Well only only difference is the aquifer below below ground moves east to west. Which moves that order back the other way. Correct. If there was any issue, but I don't think there would be. Correct. Okay.

As I recall, the M PUD, 'cause we were working on it yesterday, uh, does say that at the time of um preliminary site plan we have to do access management that time. We didn't do it with the M PUD, so we will have to do that with staff and look at that protec specifically.

    I know when Lago Verde came in, um I was not pleased with the changes that happened from the first came into it. So just give me a little sand pit. With a little bit of a lake and then they went down so deep and I know with seven diamonds mine you guys did put a lot of buffering in place.     Steve Henry Linkson Associates, 5023 Westlaw and I have been sworn. Um so there the access between the Seven Diamonds Mine and and the entrance here is about a thousand feet to the south. One of the things we are going to do to talk to DOT about the potential for having a separate driveway simply for trucks directly across from Seven Diamonds Mines. So that that would so the trucks would come directly across forty one as opposed to turning right and then turning left into it. So that that would be the option that we're going to explore. If

    for some reason DOT were to say no, then we would just have to come out and then turn about a thousand feet. So but we have built Turn lanes. Both acceleration and deceleration lanes for Seven Diamonds Mine is a part of the construction of that mine to be able to accommodate that.

    Right. Yeah, because there is a there is a concern about

    Well the the reality is and one of the things is is that this particular is not is actually going to decrease the amount of traffic because the reality is The demand for the product And for the end product is there. So whether the trucks leave here and go to another concrete batch plant ten miles away. Or they go across the street. So it's going to decrease the traffic in the overall area for those trucks. Right. And again, the trucks that will be leaving this facility delivering that product are already on the road. So really from that standpoint,

    we're decreasing the trade.

    Right. We're decreasing the overall truck traffic on the road by providing this. Yeah.

    And for the people who live to the north there'd be less trips because they're just going south at that point for the most part.

    Just being a Supporter of septic to sewer conversions, if there's ever an opportunity to to hook in, I'd That'd be great to see. Uh instead of living. Living on a septic septic system forever. I there's never an opportunity or we can move that direction for hook up. Uh That'd be good to hear.

So there would not be trucks that are coming either north or south on forty one would not be able to turn in. It would simply be able for the truck That are delivering their product across the street to go directly across. But yes, there are left and right turn lanes at that location.
