Good afternoon, Mr. Chairman Planning Commission members. Denise Hernandez Planning and Development. We're going to start with item PC one, which is PDD 227575. It's in the name of Angela Land, Culvers, County Line Road. It's a zoning amendment for a change in zoning from an AR Agricultural Residential District and P01 Professional Office District to an AR Agricultural Residential District and C2 General Commercial District. The applicant has agreed to record a deed restriction on the property, which is in your attachment two, and it's
in your finding of fact number two. But some of the things that are going to be recorded in the deed restriction is limiting the uses to a 44 for to 4,400 square feet of casual restaurant and 5,000 square feet of retail, prohibiting access from Lehman's Drive and Fro Floralton Drive. Specific Requirements for landscaping and buffering. Um specific requirements for site lighting, limiting the uses in the C2 districts, so basically limiting those 5,000 square feet of retail to specific uses
that are in retail. And um again those are and and prohibiting certain uses. So that is um the the request on item PDD twenty two seven five seven five comes to you with a recommendation of approval.
All right, thank you. Is the applicant present? Anyone here to object? Seeing objections?
And just for the record, Denise, there is nobody on WebEx registered directly. There is no
one on WebEx on this item. For
is there anybody in WebEx? And no
one has signed up to speak.
I guess I'll ask you in general, is there anybody in WebEx for any item?
Mm-hmm.
We do have some folks on WebEx for other items that are on the agenda, but not this specific item.
All right, thank you. Mr. Chairman Mariano. consent? Yes. All right. I'd like I have a question. I like to pull it. Yeah, PC one.
Okay.
So I'll move on to item PC two, PDD 22CU03. It's a conditional use for Pasco County Mosquito Control District. It's a conditional use for a helicopter pad in an AC agricultural district, AR agricultural residential district, and C2 General Commercial District. This comes to you with a recommendation of approval with conditions as included in your agenda packet.
All right. And the applicant's present. Anyone here to object? No objections? And no
one has signed up to speak, nor do we have anyone on WebEx to speak on the item. Um so that is the end of your uh consent agenda.
All right, so we our consent agenda has been modified. Uh do I have a Motion to approve a consent agenda as modified. So moved. Second. We have a motion and a second. Further discussion on the motion. All in favor signify by saying aye. Aye.
Motion carries.
Would you like to move back to PC? Move back to one. Yeah. Okay. I think we just have a lot of people. Do you want a full presentation on the item or do you w just have a question on the item? Just a
question.
Okay.
Uh I wanted to look at the aerial that's on the uh in the packet.
Yeah, I think that's there. I think the I mean my main question is the access, because I'm looking There's a curb cut that's already there, and then with the proposed Uh site plan that was there a couple of Pages back it has another curb cut. So Could we use the one that's existing instead of making a new one? Is there any way you know just to eliminate the right-of-way? The number of curb cuts.
Or even tie into that um auto parts store, either way. But if you look at the aerial, you can see a curve code that's there.
I sh I should have someone from Access Management on the on on the line to discuss that, but I believe the you may want to hear from the applicant as well in his
Okay.
Transportation engineer.
Yeah.
Because you can see an existing curb cut and then there's a proposed curb cut. So it just kinda makes sense just to use the one that's already there.
All right,
for a give your name and address, please. Steve Henry, Linkson Associates, 5023 West Laurel, Tampa, 33607. Uh we're actually moving it further east to get further get better spacing between what is there. So the reality is if we leave it where it is, it's closer to the one to the west. So the idea was to move it a little bit further to the east to get a little better separation. and circulation for the project. So that's why we remove but we are d we are m we are eliminating that access and putting one new one. So it's still one right in, right out to
serve the property. Okay. You can see it here.
Yeah. All right. And you couldn't tie into the one to the west by the auto parts store?
Mm. Could we tie into that one?
Um potentially, but we'd like to I mean i th this one's its own property, so we'd like to have one right in, right out access.
Well I guess I'm not sure. Well I guess that's to the east. Are they are you showing an interconnect to the west? Purnell.
Um ultimately we'll have it an interconnect, yes. The code will require we have interconnected.
Assuming they have their code required interconnect to the west, then eventually there could be a connection over to the west. Right.
Okay.
So we would have an interconnect. The code requires the interconnect, but we then would like then we what we did was we moved our driveway further east. Okay
to
get better separation.
All right, thank you.
Thank you.
Okay, Richard, you good with that?
Yeah.
All right.
All right. So uh with regard to PC one which was pulled from consent. Now do I have a motion? I'll move approval. Second. Further discussion of the motion. All in favor, signify by saying aye. Aye. Opposed, like, sign. Motion carries.
