Well I I just had some I just want to see that layout again and I I realized I had sent something to Clark but it went to his office phone instead of his cell phone so now I know why you didn't answer me my questions on this so I apologize. Uh Mr. Chairman, uh Clark Hobby, Hobby and Hobby PA 109 North Brush Street, Tampa, Florida, have been sworn. Staff is pulling up our concept plan that I showed to the commissioners and ex parte meetings, but did not leave with them. I'll give you a little bit of a rundown on the project because it's been a couple of months just to refresh everyone's memory. So this site is on the Waller family's property, obviously. We lost Mr. Waller recently, and um it's uh actually
directly across from where Mr. Commissioner Oakley lived for many years. Beautiful piece of property on the north side of Clinton Avenue where the four laning has now occurred. The whole area is res 6 or res 9. Most of the property directly north of the project, running all the way to 15. been annexed into Dade City. And when we filed the project 18, 24 months ago, it included a substantial multifamily component. We completely
retooled it with a lot of work from Florida Design Consultants and Brian Panico at DR Horton and the plan you see here today eliminated all of the multifamily, it's only townhouses and single-family detached. And the density is approximately 15% less than the future land use would have allowed. Other amenities that we've talked about that you know the plan shows you is a couple things. We're leaving extra property on the
Clinton extension. It's an additional right-of-way for the county to bring its trail there. And as you can see, I think it's shown on the plan and it's on the MPUD master plan. We have a 12 uh foot wide path of our own that's coming down there multi-use path. Yeah. that will join in with the counties uh extension that obviously is more regional in nature. And then there's a combination of on-site trails running around the big lake that you see there
and the central feature and a lot of on street parking and we have significantly more parks than the code requires on our plan. So I'm really proud of the plan. I think it's a great plan. Um and happy to answer any questions you may have about it.

I believe so. That's that correct. That's correct. We're front loaded. We do just for the commission's benefit, we didn't have to comply with the newer memo with regard to the new architectural and and green space and stuff because the project's been in so long, but we voluntarily agreed to comply with that. So we're meeting all those requirements, Commissioner, that you wanted last last year.

We meet everything. We well the only thing no townhouse. That's right. Yeah.
