So you caused a lot of trouble today. I do cause a lot

So this is PD twenty four zero zero twenty six, village B and C text amendment. So we're basically proposing three things to the comprehensive plan for the villages of Pasadena Hills. So the first thing is we're increasing the land area of the village centers for specifically villages B and C. The second thing is we're increasing the allowable conversions of residential entitlements to commercial and office. And the third thing is we're adding a new policy to allow for unused densities in the neighborhood general and neighborhood uh edge areas to be transferred. Develop center.
So just uh to look at the exhibit, you can see that the red area is gonna be the village center area, the brown area around it is gonna be the core, and the red is gonna be the the commercial and office areas, and the uh brown area is gonna be where the dwelling uh 10 dwelling units per acre are gonna be proposed. So we're increasing uh the combination of those two areas by 10% to put the new cap for village core and village center at thirty-five percent, uh where it is previously uh twenty-five percent.
So if you can see this is uh one of the village bee master plans. Uh this is the current one. And this is the one we're trying to get to. Um so as you can see the brown and the red are now obviously more increased, um around that uh Clinton extension road. So we want to get the in dense the d the density and intensity around this this node, this intersection.
So we're also increasing those allowable conversions, and so I've just kind of done a couple examples. Uh Village B again is uh 3,200 approximately dwelling units with an 80,000 square feet of commercial. With this new conversion, if you use 20% uh just for the commercial entitlements, you can get an additional 36,000 uh square feet. For commercial for the village. You could do all office and you would increase it by about eighty thousand
for the office entitlement. And if you do a 50-50 split, you could increase it by 18 for the commercial and 39 for the office.
And so the last thing we're doing is we're allowing the unused densities in the edge and the general areas to be transported into the village centers. The outside rings are going to be those areas designated as two dwelling units per acre. If developers have more entitlements than they can use, they can basically transfer them to another MPUD or within their MPUD for the village core. increase the density. So they can exceed that 10 billion per acre if they transfer. And they
can convert those units to the non-residential entitlements, like we kind of just talked about with those previous communities. They do have to have the owner produce a signed recorded document with the intent of the transfer. And they can't exceed the approved talent for the MPD. And the transfer must be within the same village or within the MPUD if it's in multiple villages.
So these are the pro uh these are the the uh oh my gosh, I'm so sorry, I've been talking all day up here with you guys. So the proposed amendment is consistent with the following comprehensive plan policies, objective flu six point five, land use and form, policy flu six point five point two, overall design principles, and policy flu six point five point three uh village characteristics. So this is coming with a recommendation of approval of the comprehensive plan amendment to the Board of County Commissioners. Thank you.
