So PDD 20-7477 is uh rezoning in the name of FAMLC slash Moon Lake Acres is for rezoning from ER, estate residential district, to MF1, multiple family medium density district. Next slide.

Is located on the west side of Lake Road, approximately 1.25 miles south of State Road 52. Next slide, please.

It is uh the proposal is to rezone 45.03 acres from ER estate residential to MF1, multiple family medium density district, in order to develop the site with a maximum of 162 single-family attached townhomes. The surrounding area is characterized by a mix of single-family and multiple family uses. Next slide, please.

A little background on the subject. The site is part of an expired MPUD, the Bay Point, Baywood Meadows Fourth Point PUD Planning United Development. On August 9, 2005, the PUD Planning and Development Zoning District was repealed through ordinance number 05-32. And in accordance with the LDC section 5211, a PUD plan that expires shall cause the property to revert to the zoning district that existed prior to the rezoning of the PUD. And this subject parcel had a zoning of ER

estate residential district. The expired PC included entitlements for a mix of multifamily, attached single-family, and detached single-family dwellings. Next slide, please. Here's just a look at the surrounding zoning.

And access to the site will be from Moon Lake Road. At the commission meeting, there was a little bit of concern over uh traffic on Moon Lake Road. And so we added one additional slide to the presentation. Next slide, please. Showing um the improvements that we made to Moon Lake Road. The widening is scheduled on the Pasco County Transportation CIP for school year 2026-27. Next slide, please. This comes to you with a recommendation

of approval and I'm here to answer any questions.
