Moody I'll just comment my personal feeling. about this is Providing a government subsidy for housing didn't make housing affordable. It just provided a subsidy. I said it before and I will say it again. If we want to make housing affordable It requires innovation. Changes to our land development code and changes to the building code. That being said, that's not an issue in this case. In the last case, and I made the same statement. there was a special privilege being requested by the applicant and that I get this density if it's market rate. And a higher density if it's affordable. Which I'll call subsidized. But that's not my job as a planning commissioner here. I'm to look at compatibility surrounding land uses and the like and I don't find this incompatible and I think they've made the case

Moody Not quite sure whether I'm gonna support the motion or not. I'm just gonna say one, I'm idol ideologically opposed to this type of development to begin with. Because I don't believe affordable Housing housing is not made affordable by redistribution of the wealth. Housing is made affordable by innovation. And a real tough look at our 1500 plus page land development code. Every one of those things imposes a cost. And I will tell you in being in this business That the biggest effect On the cost Of living or the cost of a home is called the Florida Building Code. And I think the legislature needs to go back and take a big, strong, hard look at the Florida Building Code and how it impacts cost.

And you know what I was shocked? not to hear when I listen to all of those discussions. No one's ever asked why is housing not affordable? Doesn't matter what it says in the comp plan. Now your use is there. Your grandfather didn't N And Nobody can do it. Right now the penalty for not providing fifty percent of Not affordable workforce, housing. is that your your maximum development entitlement is twelve dwelling units to the acre. So I think the question is what stops you from coming in saying, yep, I'm making fifty percent of these units affordable. I'm gonna develop them at twenty-four units to the acre. And then you no longer keep them workforce housing. Well we can't come make you tear down half the units.

Like I said, if you were promising me a brand new shiny brand new multifamily development that was deed restricted for the next thirty years for affordable housing, I might look at that different. But there's no guarantee here you come up and you make that claim today and there's no guarantee that when you leave here tomorrow that that's what we'll actually get. Is it really what's affordable or what we can what we can get out of the people?

It I I'd I'd It sounds like they don't necessarily have to do what we know as a Habitat for Humanity project. They could just sell these lots to people and build houses and as long as they make less than eighty percent AMI. sell them as an affordable housing project, not what we typically know as habitat. And I'm not saying that's n a reason to deny it or approve it or one way or just curious.
