Typically an affordable project wouldn't want to be paying one point four million in impact fee because then they gotta raise their rents. Which probably makes it not affordable. Girardi Let me answer the question correctly. Tammy's right. There's a requirement that it be affordable below eighty percent of AMI. It doesn't necessarily have to be to be habitat that develops it, but they'd have to if they sold it have to be another affordable housing provider.

Girardi Or there's probably a bigger problem is stuff that's already been industri zoned industrial, commercial, or mixed use. There's no guarantee that that that you will get what you zoned under this bill. So I had nothing to do with the drafting of this. One might argue that if you don't have a job that you don't you can't afford housing no matter how affordable it is, and we reserve some of these areas for job production. You would talk about the Affordable housing is housing that is income that it's got to be income qualified to get into it. And then it's also restricted for a period of time where they can't resell it or re-rent it to somebody who's not making a similar lower income. However In discussing with human development yesterday, they they want to start counting housing that meets part one but not part two. So for example, if we give down payment assistance to somebody who does meet these income levels, they're they're below eighty percent AMI, they meet the income levels and it's a price point that it it's affordable to that income level, but it's not necessarily restricted to stay that way for the next thirty years. in the developments position is that's still affordable to the person who lives in it for as

So it's possible As your client, he may actually want to do this With only based on a tax exemption.
