Mike Razor Road 54. which is one of if not the heavily have most heavily traveled corridors in the county and any traffic signal on State Road 54, the minor street is going to wait to to access that roadway facility. P predetermined based on F D O T setting the priority on throughput on State Road fifty four. Um Meadowbrook Drive south of State Road 54 was reconstructed and improved by FDOT in 2016 as part of the improvement State Road 54 at that time, including the six-lane widening and the signalization of the intersection at Meadowbrook. Um those limits are from City Route 54 south to the creek. along the project site frontage about 350 feet more or less. Within that segment, the lanes are 12 foot in in in width, therefore they're they meet and exceed the the required standard by the county, which would be 11 feet in this case. So they're 12 foot lanes within a 60 foot right-of-way. While there
Liam Devine Commissioner Starkey, if you if you will allow me to to answer her question before I didn't get to jump in here, you were asking about if there was any trails planned along State Road 54. There isn't currently any trails planned along State Road 54 in this area, but I can tell you I did reach out to Tina Russo, who did say that they are planning on looking on that whole corridor to for a complete street design and future safe safety improvements.
Nectarios Pittos Uh this i this area is uh Located as I as I said on the south side of State Road 54 at approximately what will be eventually at one point the ne the southeast corner of the new intersection of Bruce Bowns and State Road 54. And that will be see if this works. Right about this location here. So this is this is all located on the southeast. And the area in red is the subject property that the proposed comprehensive plan amendment would be applicable to. And then the additional parcel that's being added is this one right here, located further east of the main entrance of Saddlebrook. So on the south side of several fifty score. Uh this is uh uh uh an easier image to see the area that's uh subject to the proposed land use change.
Barbara Wilhite that location, thirty-five townhomes, four hundred and sixty five multifamily The multifamily have to be located behind non-residential land uses along on State Road 54. That is your policy that you've adopted for other areas of State Road 54 that say that those residential uses need to go behind non-residential uses. That policy does not apply in this location. But we have I've made it apply in this location. This is the Mudham Plan. These are the integrated, um vertically integrated mixed use buildings here. You have apartments in a pedestrian friendly um layout. These are the town homes. This is the existing entrance. This way is north. When you look at this, you generally want to go this way is north, but that way is north. Area two, that's the area that's being added. That's a nineteen point five two acre parcel already has it has a res six land use designation on it. We're proposing a maximum of 120 platted townhomes. Um 25,000 square feet of commercial retail office. Again, we're putting the non-residential against State Road 54 and the residential behind. um pursuant to the policy direction, general policy direction that we've heard the Board of County Commissioners express.
