Starkey And it's called the Orange Belt Trail. We have no idea. And it and looking at I'm here on the property appraiser site and it's touching a lot of people's property and um You know, that's that needs to happen in a very good way. um and make sure that all the neighborhoods have access to this trail that's coming from Trinity to the Woodla Coochie State Trail sooner than you think. So um just ha had to get my trail two pieces in.
Denise Mr. Chairman Denise Hernandez Planning and Development on PC seven. It's PDD twenty-one seven five three four. This is a request for an MPUD, Ranch Hill, MPUD Master Plan Unit Development District. And um as So the uh applicant is proposing a rezoning from AC to MPUD in order to allow for a maximum of 350 multifamily apartments. The location is on in the central market area and it's on the southwest corner of State Road 52 and Old Pasco Road. And the applicant is also requesting a variation from section 907.1 on street parking, which will reduce the required number of parking spaces from 2.25 spaces per unit to 1.90 spaces per unit, which are which is consistent with other similar similar project approvals. Uh this is the um MPUD master plan. And uh the current um subject property is zoned AC. It contains currently contains 23.16 acres of pasture land or residence and some outbuildings. Uh the Orange Belt Trail is planned to be constructed by the county within the property abutting the subject property to the north. And once the Orange Belt Trail is constructed, the subject property shall construct a bike, bike pedestrian access to the Orange Belt Trail as noted in MPUD Master Plan. The Mango Hills Master Plan Unit Development District abuts the
Barbara Wilhite use. We're following the land use of the county, which is to have retail office residential as was Um next slide. This gives you the context of where our project is. We are the multifamily component. The orange is Orange Belt Trail. The yellow is where we're there's non-residential uses, office industrial and commercial. What wraps around us is Mango Hill, Town Homes and Single Family, and you can see the proximity of this commerci this node, this ROR node in relation to um Tampa Big Golf and Country Club. This is the product type. There is no other apartments in this area. This is the product the staff and county said when I brought Mango Hill in. Don't think you're going to put townhomes and and single family. We want to see it step from single family and townhomes to apartments to commercial uses right at the intersection. Starkey Okay. Well, I think we have an opportunity to have a really nice trail come down to connect to the Orange Belt from the southern part of this project, which is gonna be down here. Um South of here, by Wisteria Loop and a little lower. Um th there may be a road that we don't need anymore when they realign causeway. So I just wanna look at that and see if um We can do something something better with that that boulevard. So I'll get with you, Terry, on that one, I guess. Okay. Thank you.
Starkey Um just a suggestion. Um seeing I don't Where you have your pedestrian access, is that a what is that green area right there? My my contacts aren't working so well today. Where the pedestrian access is going to the Orange Belt Trail?
Starkey the project. Right. And this I can't tell what it says underneath it. But but but but here's what what I wanna say and it's something that I've talked to uh Mr. Power. and others and we're gonna talk about it again tonight at the B PAC meeting and that is um One of the things we want to make sure we do is a is have the opportunity for Um entrepreneurship. along the Orange Belt Trail for people to come in and put in a little coffee shop, an ice cream shop. You know, something that benefits and would be a fun place to go to if you're using the trail. So I would hope that you might carve out a little piece here. Could be one of your residents that wants to run a coffee shop or a bake shop or something. adjacent to that trail and I'd I I'd love to see it as a trail user. So be thinking creatively about a retail or you know, small commercial
Keith The Starkey Gap Trail is a 2.4 mile connector that's a part of the Florida Coast to Coast Trail. It crosses 54 into Starkey Boulevard and provides access up Starkey Boulevard into Starkey Wilderness Park.
Several speakers So it's an amazing trail, an amazing accomplishment. It's great for trails. tourism, it's great for exercise, and it's great for economic development to have such a long, interesting trail available to people. I think people will come from all around the world to write this trail.
