The applicant is requesting to change existing ALF rehabilitation entitlements to allow for high-density residential development situated behind non-residential uses to ensure the preservation of employment generating uses along the State Road 54 corridor. And here is the applicant's proposed conceptual plan reflecting a mixture of parks, open space, residential, and non-residential uses within the cross-park PD flu classification. And the maximum development potential permitted within the PD flu classification allows for the following 45,000 square feet of medical office, 10,000 square feet of retail, and 280 more. Multifamily units. So there will be a minimum of three gross acres of non-residential land uses located along State Road 54 for the forty-five thousand square feet of medical office or professional office to ensure an integration of employment generating uses within the project area.

There isn't currently any trails planned along State Road 54 in this area, but I can tell you I did reach out to Tina Russo, who did say that they are planning on looking on that whole corridor to for a complete street design and future safe safety improvements.

As you can see there's two access points, one off of Henley and one off of State Road 54. Secondary access for emergency is off of Henley. uh go a little bit deeper into the master plan. So the portion along the frontage along 54 is proposed for medical and professional office. They are proposing 45,000 square feet in this general area. And the multifamily, which is proposed set back from State Road 54, and is buffered by the non-residential uses, which is supported by a policy directive from the board. This area is going to be proposed mixed-use multifamily with 280 dwelling units, 10,000 square feet of non-residential, which 5,000 of that non-residential square feet. feet will be vertically integrated with the multifamily and then the rest of the 5,000 square feet will look be located along the frontage of State Road 54. And with that, we recommend that the BCC approve the proposed amendment and adopt by roll call vote. If you have any questions on the Plan Amendment, I'd be happy to answer them.
