That was gonna be my comment. And so you the details of how we limit development within the hundred year floodplain are contained within our land development regulations in particular is it section twelve hundred Patrick you would know what is it where's our stormwater regulation?

Jon Moody But We don't. look at properties. And go, well, hey, forty percent of this property's wetland. We'll just fill the whole thing, dredge it all out, turn it into a stormwater pond. And I will tell you, and I'm not accusing all developers of doing that, the vast majority of them do come in here and protect and build around these wetlands and we show these wetland buffers. There's no wetland buffers here. We're just gonna dredge the wetland out and turn it into a stormwater pond. I'm just not sure. So my question is is do we have any policies that would encourage that, discourage that, require that?

Denise Um the only there were uh comments in the pre-application meeting notes and they were told the type of buffers that they have to provide. Um they were also told that if they keep the uh from our stormwater folks, and of course this is going to be handled at the at the site plan, um, but by our from our stormwater folks they were told that they have to uh uh retrain uh retain and treat water due to the fact that they put in impervious gravel on the property. Um if they return the lot to a grass parking, they don't have to do that. So there's some things that they have to think about.

Jack Mariano So it's in uh my district here, it's been a it's nice to see this project coming forward, but there's a couple of points I want to bring out that I did talk to staff from before when they were d setting up how this was going to be designed. Uh if we put the pictures up. As you see the line coming across from nineteen from l going from left to right, there's a big lit pond that's there. That's a stormwater pond that I'd like to get cleaned out and I've talked about it several times before. Uh we're trying to work a f find a way to get it done. All the r rainwater in that area goes into that pond. So over the past fifty years, tons of silt have gone in there. And a heavy rain will tend to cause flooding in that area around it, instead of being able to take the water in.
