Ridge Road is being extended as staff has explained to you $147 million investment between existing Ridge Road that you've done from Little to Moon Lake and then from Moon Lake to the interchange, including the interchange. It's 147 million. Because of that, when we did our traffic study, after this project, your V over C ratio, that's your volume to capacity ratio for a Ridge Road, it will operate at 0.77. I've never stood here and said that before regarding a project because I usually come here and it's 1.2, 1.3, my clients need variations. So Your road, because of your $147 million investment, is under capacity now and will be under capacity as you extend it to the Suncoast Parkway. The questions have been answered about the soup water and sewer. So I won't go over that. This obviously you know your infrastructure.

And I want to run through with you the infrastructure that that exists at this location. Out in front of this project, Ridge Road is an existing four-lane arterial highway. 52 and 54 are also arterial highways, just to give you the magnitude of what an arterial highway is and the importance of them in our roadway systems. And as you know, after a very, very, very long time, Ridge Road is currently being extended to Suncoast Parkway in US 41. As uh Steve had mentioned, the project will be served by Central Sewer and Water from Pasco County. Next slide. This is a it shows you where state where fifty two is, fifty-four, where the project location is, Ridge Road extension, existing Ridge Road, Sun Coast Parkway. Several speakers neighborhood. You've got Moon Lake, you now have Ridge Road to Sun to the Suncoast Parkway, and then you've also got Little Road. We also, in conjunction with this plan amendment, we did a needs assessment to look at Ridge Road and look at the level of service of Ridge Road. And with this project in 2045 volumes, Ridge Road will operate at a.7 FAR, or excuse me, 0.7 BC ratio, which means it's operating at acceptable level of service with the 2045 volume. Mm-hmm. So from that standpoint, we don't believe that the impact to Tanglewood Drive, as many of the residents have said, is going to be significant from this project, given that we won't have access, that we will have the directional median opening to Ridge Road. You know, I've lived it my whole life and a list like that makes me pretty excited. Pasco's changing. And so are the the needs to have projects like this. The infrastructure, kind of state in the obvious because you all drive on it. Ridge road is an existing four-lane arterial highway. The county spent forty-three million dollars to improve that road to four lanes. Similarly, 52 and 54 are territorial highways. Ridge Road is currently being extended to the Suncoast Parkway, Sun Lake Boulevard in US 41, and these are from the count county's numbers. Total construction cost $149 million. It's a $200 million investment in infrastructure. On for Ridge Road, this project is on Ridge Road. With our background traffic. Background traffic plus our project traffic, the volume of capacity ratio be.77. Most of 54 has a volume of capacity of well over one. But

Ed Zodian Mr. Chairman Mariano Members of the Board I am Ed Zodian with Long Range. Uh The matter before you, as you know, is C PAL twenty fifteen. Ridge Road is a large scale comprehensive plan amendment. The proposal is to amend the future land use map 215 Sheet twenty from Res One, this residential one dwelling unit per gross acre to PD Plan Development. for 10,000 square feet of commercial and 230 apartment units. It's located at the intersection of uh Ridge Road and Tanglewood Drive and there will also be a Text amendment for creating a sub area policy and a map amendment creating a sub-area map. For your edification, there is a companion rezoning to MPUD for this matter. As you can see, the site is located on Ridge Road at Tanglewood Drive. The functional access for the project will be on Ridge Road. There'll be only emergency access on Tanglewood Drive. The developer will be bringing all the utilities to the site at its own cost. Uh the flu in this area, interestingly enough, is original, so it's been there for about thirty-five years. This board knows that that amendment to uh the comprehensive plan has occurred several times since then.

Michael Sala predicated on the much needed east-west evacuation route for West Pasco residents to supplement the only other east-west routes which are 52, State Road 52, and State Road 54. While Ridge Road has benefited from the infrastructure improvements, including poor laning. No one should should confuse it with the designated growth corridors such as the east-west six-lane 54-56 corridor, where there are significant infrastructure improvements, which continue to involve the uh evolved to facilitate the expansion of the urbanized development. And as encouraged. Uh by the county's efforts to reduce or eliminate transportation fees for office, industrial, hotel, residential, and apartments. This section of Ridge Road is not designated as a growth corridor in those terms. Uh next slide please. So over the years not much has changed along this this section of Ridge Road.
