David Engel decision today, the recommendation is brought to the Board of County Commissioners. There's going to be a companion piece which will include not only the MPUD but an economic incentive agreement to incentivize the construction of $11 million worth of infrastructure to support the business part. The reason is is that we're we're creating a new market up here and we want to have it done in a manner that is uh compatible with the existing Northeast area. And in the event that after 20 years and we default back to having a multifamily residential component, there'll be a clawback provision that they have to pay back a proportional share of the incentive agreement. uh any incentive dollars. They will get a portion of that ultimately to reimburse over many years, likely 10 to 15 years. Some of that infrastructure costs. David Engel Mr. Moody, I I'm really glad that you identified uh incentives because redevelopment is the heaviest lifting we can do in the county because we're trying to stimulate and motivate development where it wouldn't naturally go organically in the marketplace. And look at look at look at the West Market area. We've been giving mobility impact fee breaks and doing other things, but we've had really no pickup or traction. And I think we really have to step up the game because redevelopment of the West Side is critical for the financial and social and economic wealth of the county the, you know, health of the county. Amy Heiler That's a great question comment. So um yes, we have been thinking about that. We're coordinating with our economic development um section of Planet Development Economic Growth. Um so we're strategizing to hire a consultant to establish um to uh update the to create an update to the code to establish a form-based code. In that uh exercise or in that in that scenario. We're going to be working on a supplemental document to the form-based code to identify some of these properties that might need assistance in up being updated or coming into conformance. through grants, landscaping initiatives and other incentives that that we're kind of working on. We have been thinking about that.

Ernie Monaco Here's an example of innovation of what it could look like. This is typical, it doesn't mean it's going to exactly look like this, but these are just samples of what a corporate business park looks like in a suburban setting. Typically, there are high-tech companies that come in, they need lots of RD, they need the high-tech internet fast speed service. So, in addition to blending the entitlements allowed by the pre-existing flu classification, The PD Plan amendment creates substantial additional employment generating opportunities through the creation of a large scale corporate business park. Let's talk about a few little quickly examples of some of the policies for economic development, the highlighting some of them. Uh the PDED policy ED 2.2 encouraging public-private partnerships. We've done that with Metro and Connected City. We're like to do it again to have more public-private partnerships. ED 2.3 is promoting new primary and target industries. We want the jobs, and we are targeting them particularly. Policy ED 2.4 promoting diversified economies. Economy, which helps us going through recessions, which happen on a regular basis. Policy ED two point five and
